Census data shows neighborhood housing stock

The Florida Department of Health maintains health statistics at the state, county, town and neighborhood level. Pairing state health stats with other census data from a given neighborhood helps paint a picture of what life is like in a given sector.

Tract 9724 is the micro-community designation the state health department gives Bahama Village in its 2013 Community Health Improvement Program report. Tract 9725 is Mallory Square area; 9721 is New Town west; and so on. Comparing statistics from the various tracts indicates the differences in given parts of Key West.

The Bahama Village Area of Key West includes about 4.3 percent of the county population,” the county health department wrote in its CHIP report. “The residents are 65 percent white with a lower-than-average median income.”

The CHIP report also takes a look at available housing, the number of renters, median income, and other statistics. Remember, this data reflects reality at the time of the survey, which was released in September 2013.

Bahama Village, for instance, is loaded with people who rent, rather than own their own homes. According to the state, of the 2,060 homes in Bahama Village, 1,605 are occupied — just 485 of those homes are occupied by their owners.

According to the state, 1,120 of the homes in Bahama Village are rentals, occupied by 2,170 renters. There are 455 vacant homes in that neighborhood. Homes for rent (77) outstrip the number of homes for sale (29).

Two-hundred and thirteen of the homes in Bahama Village have someone under the age of 18 living in them.

Let’s check another neighborhood

For comparison, let’s take a look at Tract 9721, the New Town west area. That includes the neighborhoods west of Truman Avenue and north of White Street. The number of homes in that sector (2,056) is nearly equal in number to those in Bahama Village (2.060).

Of the 2,056 homes in New Town West, 1,760 are occupied, compared to 1,605 in Bahama Village. The number of homeowners occupying homes in that neighborhood is 480, which is five fewer than in Bahama Village.

What is the population of owner-occupied homes in New Town west? 1,280, which is just 60 more rental occupied homes than in Bahama Village. There are 2,739 occupants in rental homes in New Town West; in Bahama Village, 2,170.

New Town West has 296 vacant homes, roughly half as many as Bahama Village. It has 28 vacant homes for rent and 22 vacant homes for sale.

The differences in median income are relatively large between New Town West ($47,224) and Bahama Village ($37,986).

According to the Monroe County Health Department, “New Town West (Tract 9721) includes about 5.4 percent of the county population. It has a lower than-average all-cancer mortality rate. It is predominantly a healthy white population. Deaths from heart disease are increasing, while other mortality indicators are unchanged from 1998-2010.”

Here’s how the Monroe County Health Department describes the Mallory Square neighborhood in its report: “Residents of this area include shop owners (many of whom live above their shops), shop workers, bartenders, entertainers and tourism industry staff. This micro-community wraps around the west end of Key West to incorporate Truman Annex, which includes a work and housing complex for federal agencies and military concerns hosted through the Joint Interagency Task Force and a gated community that’s home to many retirees.”

Truman Annex and other neighborhoods in Tract 9725 have a higher median income, $78,028, but the housing situation is similar to the other two areas.

There are 1,311 homes, 236 of which are owner occupied. The population of owner-occupied homes is 427, which may reflect fewer roommates–or fewer homeowners renting rooms. Remember, Bahama Village has 485 owner-occupied homes housing 952 residents.

Three hundred-fifteen homes in the Mallory Square area are rentals, with 579 people living in them. The area has 760 vacant homes, 37 of which are for rent and 21 for sale.
